TURTLE VIEW HOLIDAY RENTAL TERMS & CONDITIONS Apartment 16 "Turtle View" Eagles Nest, Sardunya Sokak, Kisla, Kalkan 07960, Antalya, Türkiye These Terms & Conditions apply to holiday rental bookings for Turtle View. The person making the booking ("Lead Guest") must be over 18 years of age and is responsible for accepting these Terms & Conditions on behalf of all guests included in the booking. 1. Property Details The property is Apartment 16 "Turtle View", Eagles Nest, Sardunya Sokak, Kisla, Kalkan 07960, Antalya, Türkiye. The property is rented solely for holiday accommodation purposes. 2. Booking Details Arrival date, departure date, number of nights, number of guests and the total rental amount are those shown in the booking request and subsequent booking confirmation. 3. Payment Terms 3.1 A booking deposit equal to 25% of the total rental amount is required to secure the booking. 3.2 The remaining balance, together with the refundable security deposit, must be paid no later than 10 weeks before the arrival date. 3.3 Bookings made within 10 weeks of arrival require full payment at the time of booking. 3.4 A refundable security / breakage deposit of £200 is payable with the final balance and will normally be returned within 14 days following departure, subject to: no damage or breakages; no excessive cleaning requirements; return of keys; compliance with these Terms & Conditions. 3.5 The Owner reserves the right to deduct from the security deposit the cost of: damage or breakages; lost keys; BBQ cleaning charges; excessive cleaning; replacement of missing items; breaches of these Terms & Conditions. 3.6 Where losses or damage exceed the security deposit amount, the Lead Guest agrees to reimburse the Owner for all additional costs reasonably incurred. 4. Payment Method Payment instructions will be provided directly to the Lead Guest. A booking is only confirmed once the required booking acceptance has been received and cleared funds have been received by the Owner. 5. Cancellation Policy 5.1 All cancellations or requests to amend booking dates must be made in writing by the Lead Guest and will take effect from the date received by the Owner. 5.2 If cancellation is made more than 60 days before the arrival date, all monies paid by the Guest shall be refunded in full. 5.3 If cancellation is made between 45 and 60 days before the arrival date, 50% of the total rental amount paid shall be refunded. 5.4 If cancellation is made less than 45 days before the arrival date, no refund shall be payable. 5.5 Where the balance has not yet been paid, the Lead Guest remains legally responsible for payment of any cancellation charges due under these Terms & Conditions. 5.6 The Owner may, at their sole discretion, offer an alternative booking date or partial refund where the property is successfully re-let for the cancelled period. 5.7 Failure to pay the balance by the due date may be treated as cancellation by the Lead Guest and the above cancellation terms shall apply. 5.8 No refunds shall be given for: late arrival; early departure; unused nights; adverse weather conditions; transport disruption outside the Owner's reasonable control; utility or internet interruptions beyond reasonable control. 5.9 Guests are strongly advised to obtain comprehensive travel insurance including cancellation cover. 5.10 If the Owner is unable to provide the accommodation due to circumstances beyond reasonable control and no suitable alternative accommodation can be offered, all monies paid by the Guest shall be refunded in full. This shall constitute the full extent of the Owner's liability. 6. Arrival and Departure 6.1 Check-in is from 3:00pm on the arrival date. 6.2 Check-out is by 10:00am on the departure date. 6.3 Early check-in or late check-out may only be permitted by prior written agreement. 7. Occupancy and Guest Responsibilities 7.1 Only guests named on the booking may occupy the property unless otherwise agreed in writing. 7.2 Subletting, parties or events are not permitted without prior written consent from the Owner. 7.3 Guests agree: to treat the property and contents with care; to keep the property secure; to respect neighbouring properties and residents; not to cause excessive noise, nuisance or disturbance. 7.4 The Owner or local management reserves the right to terminate the rental without refund in cases of: serious misconduct; illegal activity; excessive noise or disturbance; unauthorised parties or additional guests; material breach of these Terms & Conditions. 8. Cleaning and Linen 8.1 The rental price includes: end-of-stay cleaning; bed linen; bath towels; pool/beach towels. 8.2 Additional or mid-stay cleaning services may be arranged at extra cost subject to availability. 8.3 Guests are responsible for cleaning the BBQ after use. Failure to do so will result in a £45 cleaning charge deducted from the security deposit. 8.4 The property must be left in a reasonably clean and tidy condition on departure. 9. Utilities and Services Reasonable use of electricity, water and internet access is included in the rental price. The Owner shall not be liable for temporary interruption or failure of utilities, internet services or pool systems beyond reasonable control. 10. Swimming Pool and Safety 10.1 Use of the swimming pool and surrounding areas is entirely at guests' own risk. 10.2 No lifeguard is on duty. 10.3 Children must be supervised at all times. 10.4 No diving, running, glassware or unsafe behaviour is permitted around the pool area. 10.5 Guests acknowledge that surfaces around the pool may become slippery when wet. 11. Smoking Smoking is not permitted inside the apartment. Smoking is permitted outside only, and cigarette ends must be disposed of responsibly. 12. Liability 12.1 Guests occupy and use the property entirely at their own risk. 12.2 The Owner accepts no responsibility for: accidents, injuries or illness; loss, theft or damage to personal belongings; travel disruption or transport delays; acts or omissions of third-party service providers; utility, internet or pool system interruptions beyond reasonable control. 12.3 The Owner's total liability under these Terms & Conditions shall not exceed the total rental amount paid by the Lead Guest. 13. Insurance Guests are strongly advised to obtain comprehensive travel insurance including cover for: cancellation; medical expenses; personal belongings; personal liability; travel disruption. 14. Complaints 14.1 Any issue relating to the property must be reported within 24 hours of arrival. 14.2 The Owner and/or local management representatives will make reasonable efforts to resolve reported issues promptly. 15. Access to Property The Owner or local management representatives may access the property at reasonable times for: inspection; maintenance; repairs; emergencies; investigation of complaints. Where reasonably practicable, prior notice will be given. 16. Turkish Guest Registration Under Turkish law, guest details and passport information must be provided prior to arrival for registration purposes. Failure to provide required information may result in refusal of accommodation. 17. Force Majeure The Owner shall not be liable for failure to perform obligations under these Terms & Conditions due to events beyond reasonable control including, but not limited to: natural disasters; severe weather; fire; pandemic; government restrictions; war or civil unrest; transport disruption; utility failures. 18. Governing Law These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales. Any dispute arising under these Terms & Conditions shall be subject to the exclusive jurisdiction of the courts of England and Wales. 19. Acceptance of Terms By submitting a booking request and ticking the acceptance box, the Lead Guest confirms that: they are over 18 years of age; they are authorised to accept these Terms & Conditions on behalf of all guests included in the booking; they have read, understood and accepted these Terms & Conditions.
